Solution Create efficiencies by grouping "wet labs" together.  Insert completely new mechanical, HVAC and exhaust system; plumbing including de-ionized water, lab waste, compressed air; electrical including power, lighting, alarm and data systems.
Provide accessibility to all spaces.  Restore and rebuild textile block walls, plaster, aluminum and wood finishes. Create new underground mechanical room, install major lateral HVAC supply ducts underground, create accessible under-floor utilities trench to serve offices.
